By Steve Eyes Most of us have different levels of confidence. Im sure you have met a variety of confident types. Im just as sure, that all of us have had our own confidence shaken once or twice. I know I have. In relationships most of us have different degrees of confidence. There were times I felt like I could do no wrong and other times I couldnt do anything right. The ups and downs of relationships are still a mystery to me. I dont have all the answers, but most of us have in common some the same feelings: the hope when you see someone you cant take your eyes off of; the anticipation of being on a first date; the moment when you kiss; the bliss of love; and also: the slap when someone says no; the hopelessness when someone walks away, the emptiness when someone you love cheats on you and so on. We all have been their. What happens when the worse has happen to you. I can give you a glimpse of the males perspective. You are in love. She is everything you could want. Shes beautiful, sexy, and makes you feel alive. You cant wait to be with her or near her. You are on top of the world and life couldnt be better. Then she walks away. No amount of begging will bring her back. The signs of her leaving were probably there, but you were too in love to see them. You cry, you drink, cry some more and the emptiness wont go away. You are lost. Then there is the guy who drinks a case a beer, cries for a night, says the hell with it then parties the next night. This over exuberant soul creates such a whirlwind he leaves himself no time to grieve or to contemplate his state of loss. When he crashes, his recovery is usually a tough road. For me, the old adage that time heals, had value. I had no desire to go clubbing. I was lonely, still grieving and didnt have the confidence to get back in to the dating world again. As time went on, I found a comfortable, yet boring routine. I wanted to date again, but the thought of it would give me flash backs of unpleasant moments. Sigh, loneliness was becoming my friend. Online dating was something I heard about and decided to check it out. I was tired of watching reruns on tv. It didnt take long to search out the many dating sites available on the net. I searched, researched, and joined. I was slowly and comfortably getting involved again. I could sit at home in my sweats, converse with ladies online, and not have to face a crowd in a smoky bar room if a lady said no. Yet, the nos were rare online. This was not a face to face ritual, but me on my keyboard and her on her keyboard that gave us both the needed space to get acquainted. It was fun, relaxing and a confidence booster. Yes, Ill say it again, a confidence booster. How can online dating boost your confidence versus traditional dating? It has to do with vulnerability. Think about it. If you just lost your confidence, would you rather face a lady in a crowd of others, or at home while using MSN chat or email. After a huge letdown, most of us struggle with the thought of going out in the harsh dating world were appearance is premium versus the power of words and feelings you converse online. Whatever your state of mind may be at that moment, you can find another person online feeling as you do. That’s hard to find in a smoky bar room under the influence of alcohol. Eventually my confidence did return to an adequate level to venture out to the dance clubs. I had online dating to thank for that. For a while, I was playing in both worlds and saw some stark difference in what was real and what was not. Both have their pitfalls, but eventually I realized that the typical dating world had many more masks and traps that was not present in the online world. Thats another article. For now, I just want to say if you have lost your confidence because of a relationship disaster, give your self time to heal and see if you can find yourself again by joining a good online dating site. I guarantee you will find your confidence again and if you are lucky, like me, you will find the love of your love. The Title A review of the certificate of title of the property you are about to buy is essential prior to settlement. A solicitor can ensure that the property is delivered free of encumbrances to the purchaser at settlement as all encumbrances are shown on the certificate of title. Further, a solicitor can check the title for easements or restrictive covenants. An example of an easement is a right of way over a neighbours land allowing use of a common bore. Be aware when buying that just because there appears to be regular access does not mean it is a legal right of access. A restrictive covenant can restrict the type of building (ie domestic only), the type of building material that can be used, roof colours etc. Restrictive covenants are always shown on the title and can easily be checked before signing the contract. If you do not like the terms of the covenant you do not have to purchase the property. The Contract Before you sign the contract, it is important that you read it or have your solicitor check it to ensure that it is being used to your advantage and that it reflects your requirements, for example; making the contract conditional on finance, a building inspection or a pest inspection. If the condition is not met the contract can be terminated. Further, make sure a date is inserted into the contract by which your offer will lapse. Buying off the plan If you buy off the plan make sure the contract sets a firm date by which the property must be finished or you can terminate the contract. Generally, you should always seek legal advice before signing a contract with a developer. Make sure that settlement cannot take place before the unit and the complex are both complete. This includes completion of facilities such as swimming pools and services such as security. Buyers should be aware that some contracts stipulate that settlement can take place once titles are issued, which can be before the unit or the complex is finished. If you sign a contract that stipulates that settlement can take place before the property is finished you may be required to pay before you have moved in. Real Estate Agents Understand that the real estate agent is acting for the Vendor, not the Purchaser. The Cultivation Of Vegetables

By Colm Carraher Before taking up the garden vegetables individually, The purposes of cultivation are threefold–to get rid of weeds, and to stimulate growth by (1) letting air into the soil and freeing unavailable plant food, and (2) by conserving moisture. As to weeds, the gardener of any experience need not be told the importance of keeping his crops clean. He has learned from bitter and costly experience the price of letting weeds get anything resembling a start. He knows that with one or two days’ growth they are well up, followed perhaps by a day or so of rain, this may easily double or treble the work of cleaning a patch of onions or carrots, and that where weeds have attained any size they cannot be taken out of sowed crops without doing a great deal of injury. He also realizes, or should, that every day’s growth means just so much available plant food stolen from under the very roots of his legitimate crops. Instead of letting the weeds get away with any plant food, he should be furnishing more, for clean and frequent cultivation will not only break the soil up mechanically, but let in air, moisture and heat–all essential in effecting those chemical changes necessary to convert non-available into available plant food. Long before the science was discovered, the soil cultivators had learned by observation the necessity of keeping the soil nicely loosened about their growing crops. Plants need to breathe. Their roots need air. You might as well expect to find the rosy glow of happiness on the wan cheeks of a cotton-mill child slave as to expect to see the luxuriant dark green of healthy plant life in a suffocated garden. Important as the question of air is, that of water ranks beside it. Water stored in the soil after rain begins at once to escape again into the atmosphere. That on the surface evaporates first, and that which has soaked in begins to soak in through the soil to the surface. It is leaving your garden, through the millions of soil tubes, just as surely as if you had a two-inch pipe and a gasoline engine, pumping it into the gutter night and day! Save your garden by stopping the waste. It is the easiest thing in the world to do. By frequent cultivation of the surface soil–not more than one or two inches deep for most small vegetables–the soil tubes are kept broken, and a mulch of dust is maintained. Try to get over every part of your garden, especially where it is not shaded, once in every ten days or two weeks. Does that seem like too much work? You can push your wheel hoe through, and thus keep the dust mulch as a constant protection, as fast as you can walk. If you wait for the weeds, you will nearly have to crawl through, doing more or less harm by disturbing your growing plants, losing all the plant food which they have consumed, and actually putting in more hours of infinitely more disagreeable work. If the beginner at gardening has not been convinced by the facts given, there is only one thing left to convince him–experience. Having given so much space to the reason for constant care in this matter, the question of methods naturally follows. By all means get a wheel hoe. The simplest sorts cost only a few dollars, and will not only save you an infinite amount of time and work, but do the work better, very much better than it can be done by hand. With a wheel hoe, the work of preserving the soil mulch becomes very simple. For small areas very rapid work can be done with the scuffle hoe. The matter of keeping weeds cleaned out of the rows and between the plants in the rows is not so quickly accomplished. Where hand-work is necessary, let it be done at once. Here are a few practical suggestions that will reduce this work to a minimum, (1) Get at this work while the ground is soft; as soon as the soil begins to dry out after a rain is the best time. (2) Immediately before weeding, go over the rows with a wheel hoe, cutting shallow, but just as close as possible, leaving a narrow, plainly visible strip which must be hand weeded. The best tool for this purpose is the double wheel hoe with disc attachment, or hoes for large plants. (3) See to it that not only the weeds are pulled but that every inch of soil surface is broken up. It is fully as important that the weeds just sprouting be destroyed, as that the larger ones be pulled up. One stroke of the weeder or the fingers will destroy a hundred weed seedlings in less time than one weed can be pulled out after it gets a good start. (4) Use one of the small hand-weeders until you become skilled with it.
